If you own or have responsibility for a non-domestic property (such as a shop, office or industrial property) anywhere in the UK, built pre-2000, then you are always required to have an asbestos management survey in place. You will also be required to have a Refurbishment and Demolition Survey if you plan to undertake refurbishment or demolition works on a building constructed pre-2000.

These are legislative requirements as laid down and monitored by the Health and Safety Executive (HSE) and failure to comply can lead to hefty fines and prosecution. On 29th January 2010 the HSE released HSG 264 Asbestos: The Survey Guide. This document expands on and replaces MDHS 100. The document is aimed at those conducting surveys, those who commission surveys and those with specific responsibilities for managing asbestos in accordance with Control of Asbestos Regulations (CAR) 2012.

Management survey (formerly known as type 1 & 2) – A non-destructive sampling survey, used to facilitate ongoing management of asbestos containing materials (ACM’s)
Refurbishment/demolition survey (Formerly known as type 3) - Pre major refurbishment/demolition survey. Destructive by nature, gaining access to all areas. This survey type is designed to be used as a basis for tendering for the removal of asbestos from the building prior to demolition/refurbishment
